Real Estate Advocacy for buyers who are ready to move

Not every buyer needs a full Buyers’ Agent service.

Sometimes you have already done the hard part. You have found the property. You know it is the one you want to pursue. What you need now is calm, disciplined negotiation to give you the best chance of securing it without getting dragged into unnecessary emotion or pressure.

That is what Seal The Deal is for.

This is a negotiation-only service for buyers who want Andrew to step in at the critical moment and handle the process properly.

What’s Seal The Deal

Seal The Deal is:

  • Negotiation-only support once you have identified the property

  • Independent advocacy focused on your interests

  • Clear communication with the selling agent

  • A disciplined approach to price, terms and timing

Seal The Deal isn’t:

  • A full Buyers’ Agent service

  • An end-to-end property search service

  • A guarantee that a vendor will accept your offer

  • Legal or financial advice

Who this is for

Seal The Deal is a fit for buyers who:

  • Have already found the property they want

  • Want professional help handling the negotiation

  • Do not want to overpay out of frustration or pressure

  • Want a calmer buffer between themselves and the selling agent

  • Need support making clear decisions at a high-stakes moment

This can suit:

  • Families buying a home in Greater Sydney

  • Upsizers and downsizers who know what they want but want help securing it

  • First home buyers who want support at the most stressful stage

  • Local investors who want a disciplined negotiation process

  • Overseas or interstate buyers who want trusted representation on the ground

How it works

1) Initial conversation

We start with a direct conversation about the property, the asking price or guide, the selling method, your budget and your timing.

2) Review the situation

I look at the context around the property and the negotiation itself. That includes what the agent is saying, how the campaign appears to be running, and what approach is likely to give you the best chance.

3) Agree the strategy

Before anything happens, we get clear on the plan:

  • your walk-away point

  • your preferred terms

  • how quickly to move

  • what to say and what not to say

4) I handle the negotiation

I deal with the selling agent on your behalf and manage the back-and-forth with a calm, steady approach.

5) If successful, you move to exchange

Success for this service is exchange of contracts.

If the property shifts to auction, I will represent you at auction as part of this service.

What Andrew does for you

Clear communication with the agent

Good negotiation is not about theatrics. It is about clarity, timing, discipline, and knowing when to push and when to hold.

I communicate directly with the selling agent so you are not reacting emotionally to every call, message or pressure tactic.

A disciplined approach to price

The goal is not to “win” a conversation. The goal is to secure the property on terms you understand and are comfortable with.

I help keep the process grounded so you do not stretch further than you should just because the pressure rises.

A buffer when emotions are high

Buying property is emotional, especially when you have found one you really want.

Having someone between you and the agent helps keep the process cleaner, calmer and more deliberate.

Honest advice throughout

If I think something is unrealistic, I will say so. If I think you should hold, I will say that too.

The point of advocacy is to keep the process honest.

Pricing

Seal The Deal is a fixed-fee service.

  • $3,000 engagement fee

  • $8,000 success fee

  • $11,000 total including GST

The success fee is only payable if the matter is successful, with success defined as exchange of contracts.

If you want to talk through whether this service is the right fit before committing, call or email Andrew.

I primarily provide negotiation support across Greater Sydney.
