A vendor advocate (also called a vendor's agent or seller's advocate) represents you (the seller) throughout the entire sales process. While selling agents work to achieve a sale, a vendor advocate works exclusively in your best interests to:

  • Select the right agent for your property and suburb

  • Provide independent price guidance based on real market data

  • Review and negotiate agency agreements and marketing proposals

  • Oversee the sales campaign and keep agents accountable

  • Negotiate offers and auction reserves on your behalf

  • Help you make informed decisions throughout the sale process with less stress and more confidence

How Much Does a Vendor Advocate Cost?

Selling a home can involve a lot of moving parts and many owners want independent support before choosing an agent or committing to a strategy.

At Ralph & Ralph, Vendor Advocacy is typically provided at no direct cost to you. If you choose to work with one of the agents I recommend, that agent will pay me a referral fee. I’m upfront about that from the beginning and the final decision is always yours.

The important point is this: my role is to help you make better decisions about who you appoint, how your property is positioned and how the campaign is managed.

That means clear advice, honest feedback and support throughout the process without pressure and without confusion about where I stand.

Once the property is on the market, I stay involved to help you interpret feedback, assess recommendations and make decisions with clarity.

7. Negotiation and Sale Guidance
I help you think through offers, counteroffers and key decisions during the sale process.
