Still Struggling to Buy Your Home? Here’s How to Buy a House Without Getting Burned!
Thinking about buying a house shouldn’t feel like stepping into a minefield of stress, endless paperwork and sky-high costs. Yet, with today’s market stacked heavily in the seller’s favour, many hopeful buyers find themselves watching opportunities slip away, outbidding themselves and waiting years just to secure a foot in the door.
The Hidden Cost of Delay
Most aspiring homeowners underestimate how long and expensive the journey to ownership truly is. Based on Domain’s First-Home Buyer Report, an Australian couple aged 25–35 needs an average of four years and nine months to save a 20% deposit for an entry-priced house and three years and five months for an entry-level unit.
Meanwhile, according the Australian Bureau of Statistics, the average price of an Australian house sits at around $1,002,500 (as at 4 September 2025), excluding interest, stamp duty and other upfront fees. These additional costs (legal fees, transfer duties, inspections and the rest) can easily add a significant amount more to your budget before you even move in. In the North Shore, we live in an area that is much more expensive than the Australian average too.
Why the Process Favors Sellers
The real estate system in Australia overwhelmingly benefits sellers. High demand, low supply and fierce bidding wars push prices up, making it rare to encounter a genuine buyer’s market. Agents and auctioneers are incentivised to extract the maximum possible price, not to support your budget or best interests. Unfortunately, some buyers’ agents incentivise themselves to also spend more of your money through simply applying the same metric as the selling agent to their fees (something we refuse to do at Ralph & Ralph).
6 Strategies You Need to Win
Communicate with at least 10 agents each week. Staying top-of-mind keeps you alerted to off-market opportunities and price adjustments before they hit the public listings.
Visit homes above and below your budget. Seeing properties at different price points helps you calibrate what features truly matter versus what pushes you into pricier brackets.
Arm yourself with research and data. Knowing recent sale prices and suburb trends gives you leverage when making offers and negotiating.
Understand agent motivations. Agents represent the seller’s interests, not the buyer. Some will try to balance both sides but at the end of the day, they want the best outcome for their client.
Master the auction floor (if you have to go to auction). Auctioneers use friendly rapport to inflate bids. Discipline and a strict maximum limit protect you from overspending. Remember, every time you raise your paddle, you are committing yourself (and maybe your partner) to greater time in the workplace to pay for it.
Leverage “silent compromises”. Sometimes accepting a minor cosmetic flaw, a less-desirable aspect or even a main road address that is actually not really on a main road lets you get what you want and need while saving huge sums of money.
Agents Aren’t Against You, They Just Don’t Represent You
Real estate agents answer to the seller. They try to push for the highest sale price. That doesn’t mean they’re malicious; they’re just doing their job. Without someone on your side, you risk missing hidden defects, overpaying or losing out entirely.
